The absorption rate for Anchorage AK condominiums for sale has increased to 5.08 months. The overall condominium market in Anchorage Alaska is steady for supply and demand of inventory at most price points. The softest price points for inventory are below $130,000 $250K - $300K and those Anchorage Alaska condos for sale price over $500K. The rule of thumb is 6 months makes it a buyers market, while anything under 6 is an active solid market.  When you have 1 and 2 months of inventory, owners dictate negotiations and price.

Anchorage home sales are strong in each price category up to $400,000.  The Anchorage Sellers below $400,000 have a little bit of control in the market, though the number of homes to choose from is very limited.  Our primary concern right now is making sure we don't put an Anchorage home that won't appraise for the listed price.  It's a tough psychological adjustment for both the Anchorage home buyer and seller when they have to take a step back because the house didn't appraise.  It usually is a pretty simple solution in the end though.

The number of Anchorage foreclosures has dropped along with the Anchorage short sale properties.  This helped the inventory numbers and investors took the Anchorage properties that needed work and made some descent returns.  The number of Anchorage Income Properties that are in foreclosure number around seven.  That part of the Anchorage real estate market usually needs a great deal of cash to bring the Anchorage property back of to living standards.
